Concrete in Historic York

York is the county seat of York County, South Carolina, and one of the older towns where we work as concrete contractors. It was established as the county seat in 1785, incorporated in 1841 and shortened its name from Yorkville to York in 1915. The city had 8,503 people in 2020 and an estimated 10,620 in 2025, a 24.9 percent increase in five years. Old and new homes sit side by side here, and both need concrete that lasts.

A large historic district

The downtown York Historic District was placed on the National Register in 1976. It covers 340 acres and contains more than 180 historic structures and landmarks. York was the first Upcountry town with gas lighting, installed in 1860. The town grew from a crossroads called Fergus's Crossroads, named for a tavern owned by William and John Fergus.

Older houses in a district like this commonly have long front walks, porches with concrete or masonry steps and driveways along the side of the house. When we replace that work, we keep the style and scale that fit the house. A plain broom finish, a sensible width and clean lines usually look right.

Steps that last

Old steps are often the first thing to fail. They settle away from the porch, the edges crumble and the rises become uneven. We rebuild steps on a solid base, with even risers and treads and a finish that grips when wet. If a handrail is needed, we plan the post locations before we pour so they are anchored properly.

New subdivisions

With York's population rising quickly, new subdivisions bring their own needs. Homeowners ask for patios, wider driveways, walks to the backyard and pads for sheds. New lots often have fill near the foundation that settles if it was not compacted. We check and compact the base before any new slab goes down.

Weather and concrete

York sits at about 725 feet in the Piedmont. Summers are hot and winters bring freezing nights. We use air-entrained concrete for outdoor flatwork, pour early in the day in summer, and cure every slab properly so it reaches its strength.

Our York services

  • Sidewalks and walkways: front walks and steps for historic and newer homes
  • Concrete driveways: side driveways, replacements and widenings
  • Concrete patios: back patios for new and older homes
  • Stamped concrete: decorative patios and walks
  • Concrete slabs: sheds, garages and equipment pads
  • Concrete repair: step repair, crack repair and section replacement

We check with the city on permits for work near the street before we begin.

Driveways along the side of the house

Many older York homes have a single-lane driveway that runs alongside the house to a garage or carport in back. These narrow driveways often sit close to the foundation, so the slope has to carry water away from the wall. When we replace them, we pitch the slab toward the yard side, keep the base firm along the wall and add an isolation joint where the concrete meets the house. If the driveway is being widened, we check the lot line before we set the forms.

Root-lifted walks

Where old trees line a street, their roots slowly lift walks and driveways. When we replace a lifted section, we try to avoid cutting large roots that the tree needs. Options include routing the walk a little farther from the trunk, raising the walk slightly, or adding reinforcement where it crosses roots. Each tree is different, so we look at it on site.

If a lifted section is a trip hazard and the rest of the walk is sound, we can often replace only that panel and leave the rest in place.

Landmarks downtown

York's National Register listings include the York County Courthouse, completed in 1914, and First Presbyterian Church, designed in 1846. The Rose Hotel from 1852 has been renovated as apartments. Work near buildings like these calls for clean edges and simple finishes that do not compete with the architecture.
